CUSTOM DESIGN PROCESS

For most new custom homes clients planning and designing their dream home is a new experience. Here’s a step-by-step guide on what to expect during the home design process with Homes by JP. 

 

1:Pre-design

The introduction to building your dream home is to understand your vision. We have designed a pre questionnaire, which are all geared towards understanding and to lead you towards your vision. 

 

At homes by JP we know how to communicate, organize, and direct conversations around things getting done. We create a realistic expectation for our team and for our clients to have a positive experience for building a perfect home for our clients. Realistic expectation are set by  

creating a timeline for both design and construction, budgeting, achieving target, and guiding you through the overall journey. Our goal is to educate our clients on the entire process of designing and building a custom home. Understanding what to expect is an integral part of the initial process before a design contract is signed.

 

Things to gather during pre design 

 

  • Current boundary survey

  • Site cost evaluation 

  • Municipal, floodplain 

  • Geotechnical (soils) report if necessary 

 

2:Floor plan & Design Development

 

Once the Design Contract and plan retainer are received, the reins are then given to our design Architect to begin creating your vision of a home-based on the notes provided in phase 1. Our talented designer works with you hand-in-hand to dive deeply into our questionnaire and design, in AutoCAD, to create a floor plan that we can construct. 

 

Creating first rendition floor plan design 

  • Deciding the sq ft of the living area

  • Flow of the house

Creating second rendition 

  • Designer Architect provide more interior details (built-ins and cabinetry locations, flooring types, kitchen and vanity layouts with plumbing locations, and electrical plans) 

  • exterior elevations. 

  • It also includes any future spaces you are planning to have. 

  • The new set of plans now has enough information to create a sales price for the new plan to move forward with a construction contract.

Final Architect plans 

  • This plan contains exact measurements for walls, door swings, exterior door styles, square footage for flooring types and countertops, optional items, etc. 

  • You, the homeowner, review and sign off on the plans

 

3:engineering plan and city permit 

 

Once the design is finalized and signed off by the home owner, the plan then will be submitted for Engineering. Once engineering approved plan is received it will be submitted to the building department for review and approval for permitting.
